Sub-Zero service in Mandarin

Mandarin is its own service problem because it contains two entirely different kinds of kitchen, and which one you have changes what we expect to find before we have opened anything.

Old Mandarin

The oldest part of the area predates the subdivisions around it by a long way, and its houses sit on large lots under live oaks along the river. These kitchens have the same retrofit problems as Riverside and San Marco: openings that were widened rather than rebuilt, no dedicated circuit for a built-in, and floors that move seasonally over long spans.

The additional variable here is that many of these houses have been extended. A kitchen that was moved into an addition often has its refrigerator circuit run from a subpanel, and a subpanel with a marginal feeder produces the same brownout-under-load behaviour that mimics a control fault. We read voltage at the receptacle with the compressor starting, not at rest, and we identify what else is on that circuit rather than trusting the panel label.

The subdivision half

Loretto, Beauclerc and the newer streets off San Jose Boulevard are a different job entirely — 1980s onward, square openings, dedicated circuits, and cabinets that were installed correctly. Here the faults are the ordinary ones, and the order of work matters more than the address.

Shelf temperature in both compartments first, with our own probe rather than the display. A built-in runs two independent sealed systems, so knowing which compartment is warm halves the fault immediately: a freezer that still holds has proved its own compressor, charge and high side, and everything expensive on that half of the machine is eliminated in one reading.

Then the condenser deck and the air leaving the grille, because lost airflow presents exactly like a low charge and costs a fraction as much to correct. Then the frost pattern on the evaporator, which is directional evidence — even coverage is normal, partial coverage with bare metal beyond it means something different from a solid block over the coil, and a defrost fault is inexpensive compared with what it is regularly mistaken for.

The river lots change the electrical picture

Mandarin’s riverfront and creek-side properties sit under mature canopy on long service drops, and this county averages roughly 68 thunderstorm days a year. The consequence is not dramatic strikes — it is a long convective season of switching events and brief sags that work on control electronics powered continuously for a decade.

The damage is cumulative rather than catastrophic. Electrolytic capacitors degrade, a thermally cycled solder joint develops a crack, an input stage weakens, and then one ordinary afternoon the panel goes dark and the storm that happened to be passing gets the blame. It was the last event, not the only one.

We see control faults cluster here from June through September, and we will recommend surge protection at the panel on the first visit whether or not it earns us anything. A protective device costs a fraction of a control board, and a second board failure two summers on is a poor outcome for everyone. Where point-of-use protection is used instead, it has to be a device rated for a motor load — a strip intended for a computer is not the right thing on a compressor circuit.

When a board really is the fault

We do not sell a board on the first look, because a dead panel looks like a dead board and the substitution is easy to sell and frequently wrong. The supply gets proven first: voltage under load, the receptacle itself and its back-stab connections, the ground reference the control reads its sensors against, and every temperature sensor, all of which are measurable. A sensor out of range means the board is doing exactly what it was told with bad information, and replacing it changes nothing.

When a board has genuinely failed, we also look for what took it. A control that failed because a fan motor was drawing hard will fail again if the motor stays in place.

Distance is a real factor

Mandarin runs a long way south along San Jose Boulevard, and the difference between a call at the north end near Beauclerc and one at the southern edge is a meaningful part of an afternoon. We give an honest arrival window rather than a four-hour block, and we ask what else is in the house when the appointment is booked so that a second cabinet does not become a second trip.
