What governs a call here

Kitchen age

These kitchens predate the appliance category. The opening, the circuit behind it and the level of the floor are checked before anything is opened up.

San Marco is two service problems that happen to share a ZIP code. South and west of the Square the kitchens were platted in the mid-1920s and the constraints are carpentry and wiring. On the Southbank the kitchens are new, the constraints are logistics, and almost nothing that applies in one half applies in the other.

The historic district half

The San Marco Historic District was platted in the mid-1920s, and its houses were built with kitchens that no modern built-in was drawn for. What that means on a service call:

Openings that were widened once. Usually decades ago, usually not square. We measure the rough opening at three heights, and the narrowest reading is the one that governs. A quarter inch short at the floor is enough to hold a door out of parallel with the frame, and no gasket seals that.

Exhaust paths that were closed off. A built-in rejects heat through the grille at the top and needs a clear route out of the cabinetry. In these houses a soffit or a run of crown moulding returned across the opening is common, and the machine ends up recirculating its own discharge air. Head pressure rises, the compressor runs long, and the cabinet loses ground on a hot afternoon. The complaint is always “it is not cooling”, never “the exhaust is blocked”.

No dedicated circuit. A kitchen wired before the appliance category existed usually has the refrigerator sharing with the counter receptacles. The symptom is intermittent and it looks like a control fault, which is why we read voltage under load before we quote a board.

Floors that move. Heart pine over long spans shifts seasonally. A cabinet set level at installation can rack enough within a year to break door-seal contact along the hinge side, and the first complaint is condensation. Shimming and realigning the doors is the repair. A replacement gasket on a racked cabinet buys one season.

The Southbank half

The high-rise units are a separate proposition entirely: newer kitchens, square openings, dedicated circuits, and cabinets that were installed correctly by somebody who had the drawings. What replaces the carpentry problem is access.

Service in a tower runs on the building’s terms. Freight elevator booking, certificate requirements, a loading dock with hours, protection for common corridors, and a route from the dock to the unit that is longer than most people expect. We arrange that ahead of the visit rather than arriving and discovering it, because a technician standing in a lobby is being paid for nothing.

The equipment mix is different too. Tower kitchens run more integrated columns and undercounter cabinets and fewer wide side-by-sides, simply because the openings are narrower. A column is serviced the same way but it is a taller, heavier unit in a tighter space, and where one has to come forward at all it is a two-person job on protected flooring.

What we check first, in both halves

The order does not change even though the neighborhood does. Shelf temperature in both compartments with our own probe, because a built-in runs two independent sealed systems and knowing which one is warm eliminates half the expensive possibilities immediately. Then the condenser deck and the temperature of the air leaving the grille, because lost airflow presents exactly like a low charge and costs a fraction as much to fix. Then voltage at the receptacle while the compressor starts.

Only after those three does an interior panel come off to read the frost pattern on the evaporator, and only after that does anyone reach for gauges.

Parts and the serial plate

The model and serial plate sits inside the fresh-food compartment on the upper left side wall. It is worth finding before we arrive, because built-in refrigeration is produced in long-lived platforms with running changes, and gaskets, boards and fan assemblies are frequently specific to a serial range rather than to the model as a whole. Ordering against the model alone is how the wrong part arrives and a repair loses a week.

Where a component has been superseded or is no longer stocked, that goes on the estimate before you approve it, not after.

  • It is trimmed into joinery A built-in is not a freestanding box pushed into a gap. It is fixed to the surrounding cabinetry, and the panels, grille and trim come off in a set order before it moves at all.
  • It exhausts upward The condenser deck sits behind the upper grille and rejects heat into the room. A soffit or a run of moulding returned across the top of the opening puts the machine back on its own discharge air.
  • It is heavy and it rolls on rails Pulling a cabinet forward is a two-person job on protected flooring. Hallways, door casings and a turn at the end of a run decide whether it can leave the room at all.
  • It expects its own circuit A dedicated 20-amp line, not a share with the counter receptacles. Where it is shared, the fault is intermittent and it reads as a control problem.
  • It is usually plumbed Ice and dispenser models take a supply line through the floor or the rear wall, with a stop behind or below the cabinet that is frequently painted open or never fully opened.
